Abstract

1. Introduction
Urban villages, which are generally inhabited by low-income migrants, have special characteristics in their social and spatial context. An abandoned historical city could potentially be claimed as land for them to live in. Conflicts arise when the actual owner wants to use the land. Kota Intan Village is one of the migrant villages, which was formed on the land of Indonesian Railways Company, and the owner wants the land to be reused as development land. For decision making purposes, land owners need to recognize the characteristics of the settlement and culture of the village concerned.

2. Purpose
Describe the settlement characteristics of the Kota Intan migrant village in Socio-Spatial dimension

3. Method
Qualitative method- research locus: Kota Intan Village North Jakarta, inductive thinking, theoretical result: Initial Conceptual Schematic

4. Main Finding
The physical growth of the village takes place organically- there is an expansion of private space into public space (privatization)- the residence has a Multi-Function Room and sharing rooms- the phenomenon of space commercialization occurs- historically based land ownership.

5. Implication
Indonesian Railways Company can utilize the results of this research to identify the characteristics of Kota Intan Village, so that it is useful in supporting decision making.
